Obtaining Turkish citizenship through real estate investment
In the last three years in particular, the Turkish government came out with a package of decisions and amendments related to the subject of real estate investment and property ownership in Turkey for foreigners, which was an amendment to the law to obtain Turkish citizenship by purchasing a property in Turkey with a value of $ 250,000 as a minimum
The executive regulations have been issued, which clarify all the conditions, details and procedures related to the implementation of the new law. In this regulation, foreign investors were divided into two parts:
The first section: those who purchased the property between 12/01/2017 and 09/18/2018, the value of the immovable property that was purchased must not be less than 1,000,000 (million) USD in this case.
The second section: relates to the immovable property that was purchased on 09/19/2018 and beyond, and this property must be at least $ 250,000 in value according to the new amendment.
As for the provisions of the Turkish citizenship decision or the conditions for applying for obtaining it through real estate investment:
All financial transactions for the purchase of the property must be made through banks, and transactions outside the banks cannot be accepted.
You cannot buy property from any foreign (non-Turkish) person.
In the event that you buy a property in installments, the amount that you have already paid will be calculated, and the debt price that you will pay in installments will not be considered.
The value of the property that you will buy must be slightly higher than the value of (250) thousand dollars, so that no problems occur during the application.
You cannot sell the property that you bought, during the three years following the purchase.
In this context, we must point out an important idea related to this matter, which is that it is not required that you buy one property worth 250 thousand dollars in order to obtain the right to apply for Turkish citizenship, but you can also buy more than one property with the same value at the same time.
As for the procedures for obtaining Turkish citizenship in exchange for buying a property in Turkey, they are:
First of all, the property must be evaluated
That the buyer evaluates his property by Turkish companies that are trusted by the Turkish government, and usually these companies give the evaluation after about three days, and the aim of that is to evaluate the property price so that it matches the minimum requirement to obtain Turkish citizenship.
The validity period of evaluation granted by Turkish companies is only three months.
Obtaining the title deed or title deed from the Land Registry Office
The buyer needs to register his property in the Land Registry Department and obtain the Land Registry document. These procedures may require two or three days, where the tax number must be extracted at the beginning, and after that, go to the Land Registry Department and register the property legally and officially.
Applying for a citizenship application by sending the documents to the Turkish Citizenship Center:
The rest of the papers and other documents are prepared, translated, and certified at the Notre office, then delivered to the main office in Ankara, and branch offices have been opened in other cities as well.
After a maximum of two weeks after submitting the papers, the applicant is granted an electronic link through which he can follow the developments of nationality procedures, and he is contacted by phone to inform him of any progress in the nationality file, and the process of obtaining Turkish citizenship since submitting the application takes about 4 months
After this, the Department issues a Turkish identity card to the applicant, thus becoming a Turkish citizen. The holder of Turkish citizenship can also enjoy the full powers and rights of the Turkish citizen, and he can start the procedures for obtaining the Turkish passport.
Important notes related to the subject of Turkish citizenship by owning a property in Turkey:
All members of the applicant's family also obtain citizenship applications for the wife and children under the age of 18.
All documents extracted from outside Turkey must be certified by the Ministry of Foreign Affairs in the country from which the document is issued, and from the Turkish embassy or consulate as well.
